New data analysis and automation tool TrendSheet 4 now available in the TOTAL Store

TrendSheet 4 is a powerful and user-friendly tool that integrates into a la mode's TOTAL and analyzes your market data, your actual sales grid, and automatically populates the market data in your report. Auto-populated fields include the 1004MC, top of Page 2, low/high/predominant numbers on Page 1, and the condo section of the 1004MC (if applicable). TrendSheet 4 is designed to save you time, reduce errors, and increase your understanding of the market.

Just like TrendSheet 3, the new TrendSheet 4 has no monthly or annual fees. In fact, there are no subscription fees of any kind, no servers to connect to, and no websites to log into. Once you buy TrendSheet 4, you own that copy and can use it as much as you want for as long as you want (one copy per appraiser). TrendSheet 4 is also completely unlocked and modifiable so appraisers can see all of the calculations being performed and customize it to meet their preferences.
TrendSheet 4 now has a total of 40 different graphs (20 for competing properties and 20 for the broader neighborhood segment) and we kept the same basic ease of use so all you need to do is copy and paste your MLS data for each report. It also now has between six and nine adjustment indicators for the following features: GLA, lot size, age, bedroom count, bathroom count, vehicle storage, swimming pool, distressed sales, and single-level versus multi-level homes. These adjustment indicators are based upon paired sales analysis, sensitivity analysis, and aggregate differences analysis (also known as grouped or category analysis and obtained from your MLS data).
These aren’t the only features added to TrendSheet 4, though. There’s also a more thorough and detailed analysis of market data including a two-year analysis of: average price per square foot, average price, median price, REO sales, short sales, percentage of seller concessions, and concession contribution.
