New SmartAddress will check for prior uses automatically

We've been working on SmartAddress, a new free tool that will help you ensure that you're being consistent with your property data from report to report.

It automatically looks for prior uses of the subject and comp addresses to help you spot discrepancies right away. It's also an incredible time saver because you can simply copy data into your form from prior uses of not only your comps but subject address too. You'll cut your typing time and worry less.

As soon as you type an address in the Comps Side-by-Side or page 2 of the URAR, SmartAddress automatically finds your prior uses of that property. It then tells you how many uses it's found within your Comps Database. From there, you can launch SmartAddress to view all of your previous data side-by-side — you don't even have to retype the address.

Then, SmartAddress flags inconsistencies with red text and icons. It also allows you to apply data from your previous report(s). Merge in entire records, or just pick and choose fields in a few clicks.

When you're finished, click Save.

It's easy to see how you'll save time and avoid Collateral Underwriter flags. And when a condition rating rightfully needs to change from what you previously reported, you'll know at a glance what you need to note in order to prevent questions.

You'll only find SmartAddress in TOTAL, but it will pull in property data from WinTOTAL Aurora as well. In fact, the first time you run SmartAddress, it will automatically copy property information from prior reports into your database. Our beta members are getting SmartAddress in the next few days. From there, we'll release it live in TOTAL as a public beta within a few weeks. It's a top priority and we'll let you know as soon it's ready. As usual, SmartAddress will be free for current customers.

This feature set will become mission critical for tens of thousands of appraisers quickly. However, we're just scratching the surface of what it can do. As you can imagine, the public beta label indicates that there are more tools in the queue for SmartAddress. In the near future it will do things like automatically spot-check your subject and comps against properties that are on the same street or neighborhood. In fact, during this public beta, we'll be refining the interface to make this a platform you'll rely on for years to come.

For now, stay on the lookout for SmartAddress. And if you have any ideas, send them to us. Long term, we have big plans for it — including allowing you to leverage property data from the web and data that you and your peers have chosen to share.
