The Three UAD Field Types

In the long run, your clients are dependent on you to be a UAD expert, and that entails being able to decipher Fannie and Freddie’s rule sets, and competently and authoritatively coach your clients and underwriters about UAD. A full understanding of UAD field types is critical to being able to explain the GSEs' requirements to your clients.
The first step is knowing which fields are required by UAD, and which aren't.
There are actually three different kinds of UAD field types:
- Required Fields
- Conditionally-Required Fields
- Transmit Fields
The Required and Conditionally-Required fields are the well-known UAD fields, and you can see them with WinTOTAL's (and TOTAL's) exclusive In-Field guidance, and Full Guidance windows.
Few appraisers know much about "Transmit" fields, however, which are never required by UAD, but which are subject to the appraiser and client as to whether or not they're used. But watch out – even Transmit fields have UAD rules and fomatting, if you decide to use them.
